What this guide does
It explains the curriculum concept, applies it to New York scenarios and links the primary material used for regulated or date-sensitive claims. It is independent exam preparation, not legal, tax, lending, appraisal or eligibility advice.
The result is not a numerical score. It appears in eAccessNY later as passed or failed after the Exam Unit receives and scores the examination.
Official source map
This guide uses the New York State Department of State salesperson page for required check-in documents, site policies, calculator conditions, examination format and time, conduct rules, result reporting and next steps. The Department's exam-sites page is the current location reference. Its salesperson FAQ explains account access, scheduled-exam details and online results. The official 77-hour curriculum supplies the examination's subject boundary. These sources were checked on August 27, 2026.

This is the published framework. Exact room procedures can vary by site and appointment, so follow the summary, posted notices and exam supervisor.
Before you leave home
Open eAccessNY and use “View Scheduled Exam Details.” Confirm the exam type, date, time, site and candidate number rather than relying only on a calendar entry.
Bring:
- One current government-issued photo and signature identification from the Department's accepted list.
- The printed Summary of Your Submission from eAccessNY.
A compliant calculator is optional. It must be battery or solar powered, silent, nonprinting and have no alphabetic keyboard.
Use the complete exam-day packing checklist for the accepted-ID list and New York Mobile ID location rule.
Follow the appointment for arrival instructions
The Department's public salesperson page does not publish one universal instruction telling every candidate to arrive a fixed number of minutes early. Use the time and any arrival direction on the appointment record or supplied by the site.
Build a sensible personal travel margin for transit, parking, building entry and conditions you can anticipate. That is practical planning, not a Department-published admission rule.
Leave prohibited items elsewhere
The Department bars dictionaries, books, reference materials, large bags and briefcases from the testing room and says there is no place to store them at the site.
Eating, drinking and smoking are not permitted. Visitors, guests and children are not permitted at the exam site. Firearms are not allowed.
Do not arrive expecting staff to hold a bag, supervise a child or make an exception for study materials.
At check-in
Have the admission documents ready instead of searching through a bag or phone.
Identification
The ID must be current, meaning not expired, and come from the Department's accepted government-issued list. It must bear a photo and signature.
The current list includes several physical credentials. New York Mobile ID is accepted only at Albany, Buffalo, Hauppauge and New York City written-exam locations under the current salesperson page.
Summary of Your Submission
This printed eAccessNY page contains the exam information and candidate number. A course certificate, payment receipt or license application does not replace it.
If you lose the page before leaving, sign in and use “View Scheduled Exam Details” to retrieve the appointment. Do not create a second eAccessNY account.
If the record or ID does not match
The Department does not publish a general promise that every name difference or document problem can be corrected at the test site. Contact the Department before the appointment if you discover a material inconsistency.
Site staff must apply the current admission and identity rules. Avoid asking them to infer that two conflicting records belong to the same person.
Before the timed exam begins
Listen to the instructions from the exam staff. The Department expressly says the allotted 1.5 hours begins at the conclusion of the instructions.
Use that instruction period to understand:
- how answers are recorded
- how the supervisor wants questions raised
- what to do when finished
- any room-specific procedure
Do not begin based on a process remembered from a school final or another state's exam. The school-administered proctored exam and the New York State exam are separate.
The Department's public page does not specify the exact physical answer format in its general description. Follow the materials and directions given at your appointment.
During the 1.5-hour examination
The Department describes the test as multiple choice and based on the 77-hour prelicensing curriculum.
The current salesperson page does not publish:
- an official question count
- a numerical passing score
- a subject-by-subject question distribution
Without a state-published question count, do not build exam-day pacing around a supposedly official minutes-per-question formula.
A practical answering routine
This routine is study advice, not a Department rule:
- Read the final sentence of the prompt and identify what it asks.
- Identify the role, relationship, document, property interest, agency or calculation.
- State the rule or formula mentally before choosing.
- Eliminate choices that answer a different issue.
- Choose the best supported answer without adding missing facts.
- Use any review process allowed by the exam instructions.
The strongest clue is often the legal relationship. A seller's agent and buyer's agent can owe different duties in the same facts. A deed, mortgage and note solve different problems. An assessment, tax rate and tax bill are not interchangeable.
If a question feels unfamiliar
Return to the official subject map:
- license role or discipline
- agency and disclosure
- property interest, lien, easement, deed or title
- contract or lease
- financing
- land use or municipal authority
- construction or environmental issue
- valuation
- fair housing
- calculation
- insurance, tax, cooperative, condominium, investment, mortgage-brokerage or management concept
Classifying the question narrows the possible rules even when the wording is new.
Use of a calculator
You may use only a calculator that satisfies all four Department conditions. A phone is not a substitute. Cellular phones, beepers and other electronic devices must be turned off during the examination.
For a calculation:
- Write or identify the relationship before entering numbers.
- Match units.
- Decide whether a percentage is converted to a decimal.
- Estimate the result's size.
- Calculate and check whether the answer is reasonable.
Do not bring calculator instructions or a formula sheet into the room. Reference materials are barred.
Conduct rules during the test
The Department says a person may be dismissed for:
- using notes, books or other aids
- giving or receiving help
- removing examination materials or notes from the site
- causing a disturbance
- engaging in practices contrary to proper examination conduct
The exam supervisor makes decisions about disciplinary measures.
Keep your attention on your own materials. If you need procedural help, follow the supervisor's instruction for raising a question. Do not ask another candidate.
Do not reproduce exam content
Do not copy, photograph, transcribe, discuss in the room or remove protected examination material. Studying the official curriculum and original practice questions is legitimate. Reconstructing live questions is not a sound study method and can conflict with exam rules.
After leaving, you can record broad subjects that felt weak, such as agency disclosure or lien priority, without recreating the question wording.
When you finish
Follow the supervisor's directions for submitting or returning the examination materials. The Department's general public page does not promise an immediate result at the site.
Before leaving:
- confirm that you followed the submission instruction
- do not remove exam materials or notes
- take only personal items you were permitted to bring
- preserve your eAccessNY login information for result lookup
Do not press staff for a numerical score. The Department reports only passed or failed and says results are not given over the phone.
How results appear
The Department says results become available online in eAccessNY as soon as possible after the Exam Unit receives and scores them.
That wording does not establish a universal number of hours or days. Site, delivery and scoring circumstances can differ. Avoid making licensing or employment commitments around an unofficial same-day-result claim.
To check:
- Sign in to the eAccessNY account used to schedule.
- Use the exam-results function available from the account.
- Read the result as passed or failed.
You will not receive a numerical score. Results are not provided by phone.
What happens after the result
If the result is passed
A passed result is valid for two years. Passing does not activate a salesperson license.
For the standard online route, you still need a New York licensed sponsoring broker, the initial application and fee, principal-broker authorization and Department review. Wait for approval before performing licensed activity.
If the result is failed
The Department says you may schedule another exam through eAccessNY. Its current salesperson page does not publish a numerical score, a universal waiting period or a maximum attempt count.
Use the result as a signal to rebuild weak curriculum subjects. Because the state reports no score breakdown, your own practice history and confidence notes become important evidence for the next study plan.
Testing modifications and accessibility
Testing modifications must be handled before ordinary scheduling. The Department says a person who requires modifications should not schedule first and should call 518-474-4429.
Persons with disabilities who require accessibility information are also directed to 518-474-4429 on the current salesperson page.
If you have an authorized arrangement, follow the specific appointment instructions provided by the Department. A general article cannot determine what applies to an individual request.
