What this guide does
It explains the curriculum concept, applies it to New York scenarios and links the primary material used for regulated or date-sensitive claims. It is independent exam preparation, not legal, tax, lending, appraisal or eligibility advice.

Before you schedule
Prepare the account and appointment details before opening the portal.
Confirm whether you already have an eAccessNY account
Create an account only if you are a first-time new applicant who has never been licensed and has not scheduled an exam through eAccessNY.
Use an existing account if you:
- previously created an eAccessNY account
- already scheduled a real estate exam
- currently hold or previously held a New York real estate license
- already have a user ID connected to Department licensing records
The Department's FAQ warns an existing user not to create another account. Your user ID is your email address. If you cannot remember the account information, use the password-recovery process or contact Licensing Services instead of starting a second record.
Decide whether you need testing modifications
This decision comes before ordinary scheduling. The Department says a person who requires testing modifications should not schedule an exam and should call 518-474-4429 instead.
Explain what you are requesting and follow the Department's current documentation and scheduling directions. Do not book a standard seat and assume the site can redesign the appointment when you arrive.
Review the official exam-site information
Use the Department's current Real Estate Salesperson Exam Sites page, then compare the appointments actually offered in eAccessNY. Locations and availability can change, so a static list in an older article or screenshot should not control your decision.
Consider:
- realistic travel time at the appointment hour
- parking or public transportation
- the current accepted-ID rules
- whether you can arrive without relying on a tight connection
- whether the date leaves enough time for full-curriculum review
The best appointment is one you can reach reliably and prepare for responsibly.
Have a payment method ready
The current written exam fee is $15 per scheduled attempt. The live portal controls the payment choices offered for an online exam appointment.
Read the payment screen before submitting. Do not click the submit control repeatedly while a payment is processing.
Step-by-step eAccessNY scheduling process
Portal wording and screen design can change. The navigation labels below are the current Department-published labels, while the portal itself should control any later screen-specific instruction.
Step 1: Create an account if you are truly a new user
From the Department's salesperson page, choose “Create My Account” for a new licensee or registrant.
On the create-account page:
- Enter the requested details.
- Preview the information.
- Correct anything that does not match your legal records.
- Save the registration.
- Look for the email titled “Temporary NYDOS Password.”
- Follow the email instructions to replace the temporary password with a permanent password.
Use an email address you control and monitor. It becomes your user ID and connects the exam, result, and later online application workflow.
Check the junk or spam folder if the temporary-password message does not appear. The Department FAQ says the temporary password should ordinarily arrive within five minutes, but email delivery can vary. Do not solve a delayed message by creating another account.
Step 2: Sign in through “Access My Account”
Use the existing-account link on the Department's salesperson page. Enter the email address associated with the record and your current password.
If you have forgotten the password, use the portal's recovery process. If you cannot remember the user ID or the answer to the secret question, the Department FAQ directs you to contact customer service rather than create a new account.
Step 3: Choose “Apply to Take an Exam”
From the eAccessNY main menu, select “Apply to Take an Exam.” The Department FAQ says you must accept the exam policies to continue.
Read those policies at the time of scheduling. They govern the appointment you are making and can be updated after an article is published.
Confirm that you are applying for the salesperson exam, not a broker exam or another license type. Similar menu language is not a reason to rush through the selection.
Step 4: Follow the portal prompts for the appointment
Choose from the salesperson exam dates, sites, and times the portal currently makes available. Review every item before payment:
- exam type
- appointment date
- appointment time
- site name and address
- candidate details
- fee
- exam policies
The Department does not publish one universal wait time for an appointment. Availability can differ by date and location. Use the live portal rather than a promise that a particular city will always have a seat within a fixed number of days.
Step 5: Pay the exam fee and submit once
Complete the payment requested by eAccessNY. The current written-exam fee is $15.
Before submitting, check the date, site, and applicant information again. After submission, save evidence of the transaction. If the page appears stalled, avoid making repeated submissions until you confirm whether the first one went through.
Step 6: Print and save the Summary of Your Submission
The Department calls the scheduling confirmation page the “Summary of Your Submission.” It contains the exam information and candidate number, and the Department currently requires candidates to bring the printed page to the exam.
Keep it in more than one place:
- print the required exam-day copy
- save a PDF or screenshot for reference
- note the appointment in your calendar
- keep the candidate number with your study records
A calendar entry alone does not replace the printed page required by the Department.
Step 7: Verify the appointment in eAccessNY
Return to the main menu and use “View Scheduled Exam Details.” The Department FAQ identifies this function as the place to retrieve exam details if the confirmation page was not printed or was lost.
Check the record immediately and again before exam day. Confirm:
- your name
- the salesperson exam type
- date and time
- site and address
- candidate number
If something is wrong, use the Department's current contact or rescheduling process. Do not wait until check-in at the test site to raise an account or appointment issue.
What scheduling does not require or accomplish
A sponsoring broker is not listed as an exam-scheduling prerequisite
The current Department exam-scheduling instructions do not list a sponsoring broker as a requirement for booking the salesperson exam. Broker sponsorship is required for the license application after the exam requirement is met.
Scheduling does not complete the license application
An exam appointment and a license application are different transactions. Passing the exam is still followed by sponsorship, the application and fee, principal-broker authorization for the standard online route, and Department review.
Scheduling does not publish hidden exam facts
The Department currently states that the exam is multiple choice, based on the 77-hour curriculum, and allows 1.5 hours after instructions conclude. Its salesperson page does not publish a question count, numerical passing score, or subject-by-subject question distribution.
An appointment is not a readiness decision made by the state
The portal lets you choose from available appointments. It does not assess whether your understanding is strong enough. Use mixed practice and your weakest subjects to decide whether the date is responsible for you.
If you need to reschedule
The current Department FAQ says to sign in, choose “View Scheduled Exam Details,” and use the “Reschedule” button while you are within the allowable window. It describes that window as six days before the currently scheduled exam date.
If you are outside the allowable window, the FAQ says you must wait until the exam date has passed and make a new appointment. Check the live policy before acting because scheduling rules can change.
Rescheduling deserves its own careful workflow. Preserve the new confirmation and verify that the old date is no longer the active appointment.
What to bring after you schedule
The Department currently requires two items for the state salesperson exam:
- Current government-issued signature identification that is photo-bearing and appears on the Department's accepted list.
- The printed Summary of Your Submission from eAccessNY.
The accepted list currently includes several types of government identification and has a location-specific rule for New York Mobile ID. Read the live list before leaving home rather than assuming any photo card is accepted everywhere.
The Department permits only a battery- or solar-powered calculator that is silent, nonprinting, and has no alphabetic keyboard. Current site policy bars reference materials, dictionaries, large bags, and briefcases from the testing room.
